A 2 BHK flat in Jaipur is the most common first home for young couples and small families. It is easier on the budget, simple to maintain and easy to rent out or resell later. But not every 2 BHK is a good buy. Use this 10-point checklist before you pay a booking amount.
1. RERA registration
Ask for the project's Rajasthan RERA number and check it yourself on the RERA portal. Never book in an unregistered project. Our RERA guide shows you how.
2. Carpet area, not super area
Compare flats on carpet area, the space inside your walls that you actually use. Super built-up area includes a share of lobbies, staircases and the clubhouse, and varies a lot between builders.
3. The layout
Check that both bedrooms can fit a double bed and a wardrobe, the kitchen has space for a fridge and a cooking platform, and the living room gets daylight.
4. Location and commute
Drive from the project to your office and your children's school at rush hour. A slightly smaller flat closer to work often makes daily life much easier.
5. Hospitals, schools and markets
Check what is already running nearby, not what is promised. Established areas such as Vaishali Nagar already have these in place.
6. Parking
Ask whether a covered parking space is included, and whether a second one is available.
7. Water, power and gas
Ask about the water source, power backup for lifts and common areas, and whether there is a piped gas line.
8. Amenities you will actually use
A gym, a play area for children and a walking track are used every day. A long list of amenities you will never use only raises your maintenance bill.
9. The total cost
Add up the base price, parking, club membership, maintenance deposit, registration and stamp duty, and interiors. Ask for a written cost sheet.
10. The builder's track record
Visit a project the builder has already completed and talk to the people living there. Ask whether possession was on time and how maintenance is handled.
