Buying only RERA approved projects in Jaipur is the single best way to protect your money. The Real Estate (Regulation and Development) Act, 2016 requires most residential and commercial projects to be registered with the state authority before they are advertised or sold. In Rajasthan, that authority is Rajasthan RERA.
What RERA registration protects
- Your money: a large share of buyers' payments must go into a separate account for that project.
- The approved plan: the builder cannot change the approved plans without the consent required by law.
- The timeline: the possession date is declared at registration.
- Carpet area: flats must be sold on carpet area, so you know the usable space you are paying for.
- Complaints: you can file a complaint with the authority if the builder does not keep its commitments.
How to check a project on the Rajasthan RERA portal
- Ask the builder for the project's RERA registration number. It looks like RAJ/P/2020/1266.
- Open the official Rajasthan RERA website and go to the registered project list.
- Search by district (Jaipur) and the promoter's name, or by the registration number.
- Open the project and check the promoter name, address, approved plans and declared completion date.
- Make sure the details match what the sales team told you and what is printed in the brochure.
For Virat Group projects, we have made this easy: this link opens the RERA portal with our Jaipur projects already filtered. The portal may load slowly from outside India.
Warning signs
- The seller cannot give you a RERA number, or says it is "applied for".
- The number on the brochure does not match the project on the portal.
- You are asked for a large payment before an agreement for sale is signed.
- The price is quoted only on super built-up area, with no carpet area mentioned.

Frequently asked questions

For most new projects, yes. Small projects below the size limits in the Act may be exempt, so always ask and check.
Does RERA cover commercial property?
Yes. Commercial projects such as shops and offices also need registration, which is why Virat NRI Avenue has its own number.
