More families are choosing gated society flats in Jaipur over standalone buildings. A good society offers security, power backup, clean common areas and space for children to play. But brochures often list dozens of amenities, and you pay for all of them through maintenance. Here is how to tell which ones matter.
Must-haves for daily life
- Open green space: lawns, trees and walking paths make the biggest difference to how a society feels. Ask what share of the land is left open.
- Security: a manned gate, boundary wall and CCTV in common areas.
- Power backup: at least for lifts and common areas.
- Water and piped gas: a reliable water supply, and a gas pipeline instead of cylinders.
- Children's play area: safe, visible from the towers and away from traffic.
Worth paying for
- A gym and yoga space: used every day by many residents.
- A swimming pool: especially valuable in Jaipur's long summers.
- Sports courts: basketball, badminton and cricket nets keep children active.
- A clubhouse or party hall: saves the cost of booking a venue for family functions.
- A temple: many Jaipur families value a place of worship within the society.
Questions to ask about maintenance
- What is the monthly maintenance charge, and what does it cover?
- Who runs maintenance after possession: the builder, an agency or the residents' association?
- Is there a sinking fund for big repairs?
